Transaction Coordinator: Dual Side

·      Prepare paperwork & obtain signatures.

·      MLS listing & document entry.

·      Order signpost up & down.

·      Review contract, counters & addendums.

·      Send timeline summary to all parties.

·      Request HOA package from title.

·      Track & manage contract contingencies.

·      Schedule inspections. Follow up and inspection of inspection report.

·      Prepare addendums.

·      Coordinate seller repairs.

·      Follow up on loan docs & approval.

·      Order & send home warranty.

·      Schedule final signing upon request.

·      Create CDA request

·      Prepare extension requests.

·      Upload all transaction docs for compliance.

·      Maintain weekly contact with all parties.

·      Update MLS system to SOLD.

·      Upload closed transaction to broker reporting system.

 

Agent Responsibilities:

·      Provide broker checklist to transaction coordinator. 

·      Review escrow instructions.

·      Review preliminary title report.

·      Complete and turn in agent visual inspection disclosure. 

·      Coordinate with buyer and seller on contingency removals. 

·      Complete final walk through. ​

·       ​Perform all advisory duties towards the buyer and seller, including drafting contract addendums, negotiating contract terms and repairs, amending escrow instructions and advising parties on contract changes.

·      Providing all necessary city transfer documents and disclosures.
